Construction and Liability
There are a variety of risks that businesses operating within the construction industry must be mindful of, whether it’s a nationwide main contractor or a smaller independent building firm or sole trader. There are many different factors than can affect the cover and pricing of a construction insurance or tradesman insurance policy, depending on whether there are high levels of heavy manual work, for example, working with heat, excessive heights or in high risk sectors or premises.
It is a legal requirement that the welfare of your employees and any sub-contractors under your direct control are covered through compulsory Employers Liability insurance. Appropriate Public Liability insurance should also be arranged to protect your legal liability for claims made against you following damage to third party property damage or personal injury to members of the public.
Contract Works insurance or Contractors All Risks insurance
Contract Works insurance or Contractors All Risks insurance will cover the materials of a particular contract that is being worked upon but is not yet completed. For example, fire damage to a partially completed new-build house or extension.
Cover can also be arranged for loss or damage to own plant, hired-in plant, tools and site huts.
For contractors involved in work involving excavation or basement conversations, for example, specialist cover such as JCT Clause 21.2.1 non-negligent liability may need to be placed to protect your legal liability for claims made against you for neighbouring property damage, even when there has been no negligence on your part.
